Here’s a quick snapshot of how our local real estate market wrapped up the year:

 Single-Family Homes

• New listings up +15.9% year-to-date

• Homes sold up +10.7%

• Median sales price: $725,000 (+5.1% YoY)

• Average sales price: $809,886

• Homes are selling in about 79 days on average

• Sellers are receiving 96.8% of list price

 Townhomes & Condos

• New listings up +23.3% year-to-date

• Median sales price: $609,000 (+8.7% YoY)

• Average sales price: $629,976

• Average days on market: 69 days

 What this means:

Prices continue to trend upward while inventory remains relatively balanced, creating opportunities for both buyers and sellers depending on strategy.
