October 2025

The October numbers show a market that’s becoming more active, offering more choices for buyers while still maintaining healthy price levels overall.

📌 Single-Family Homes: More Sales, Slight Price Dip

Single-family homes saw a big jump in sales this October—up more than 65% from last year. More homes came on the market too, giving buyers better selection.

Prices, however, softened a bit this month compared to last October. Both the median and average sales prices dipped around 8–10%. This doesn’t necessarily mean values are falling long-term—year-to-date numbers still show overall price growth in 2025. Instead, it likely reflects a mix of more mid-priced homes selling or buyers negotiating a little more successfully.

Homes also sold faster, with average days on market dropping by about a week.

🏢 Townhomes & Condos: Higher Prices, Bigger Inventory

The attached-home market (townhomes and condos) is showing a different trend: prices climbed this October, both median and average. Inventory increased sharply, meaning buyers have more options than they did last year.

Sales were slightly lower than last October, but these homes are selling much quicker, with days on market dropping by one-third.

Year-to-date, this segment continues to show strong price appreciation, suggesting ongoing demand for more affordable or low-maintenance housing options.
